我估佢2022年尾先整完, 跟手2023年feb 就賣, 即係話應該係有人投資買左, 整靚佢再賣番出黎. 不過點解會咁大投資整完賣出黎就真係好奇. 仲要整到咁高standard.

離車站路程5分路程嘅地方會好好多. 其實係uk, 你買癡住車站嘅地方都必定差, 無一例外.

預早買屋既香港人,唔會隔山買牛就買間要咁大執既屋 - 佢地傾向買 new build 或者睇落新淨到可以即住果啲

我自己通常都會係recommend 人搵路程行7-8 分鐘先到車站嘅地方最好. 呢個距離係隔絕左出車站嘅人會"遊走"到你屋企嘅可能. 亦絕對唔會係high street 格黎, 或者有任何單獨舖頭/convenient store 係一條街內見到嘅地方.

做法係好唔"香港人", 不過, 呢度係咁做最"英國人"做事方式

1300呎全屋油漆大概7k 連外牆

solar panels 呢個size 既屋無包電池就大概6k, 如果可以鋪兩邊頂就double 啦

電點都要4k 架喇全屋電線從鋪

underfloor heating 大概9k (平址1k 150呎)包自流平

heat source pump 10k 有可能,不過豪裝我會裝兩部,睇效能啦

parquet flooring 大概40鎊十呎,即係5k2, 鋪功大概兩日,加埋300鎊左右

Triple glazed windows 貴野,呢度大概15000鎊連安裝

最麻煩係幅大玻璃,呢單一定要engineer 計數,估計佢係起extension 時一炮過裝,每呎大概300-380

Cortizo sliding door 大概4000連安裝

兩隻大廁所大概10k, 細個個5k

廁櫃大概1萬5

你問我,成間屋就咁睇裝修budget 可以係12萬至13萬,無包花園,extension

我估佢最貴係

1. heat source pump + underfloor heating. 呢度無15k+ 係唔會走得甩
2. 成屋 Triple glazed windows , 貴到唔知價
3. patio windows 要咁高又咁大隻, 正如你講實要structrual engineer 計數, 跟住再買咁嘅size 嘅Triple glazed windows, 再加埋個Cortizo sliding door, 呢度無20k 唔會走得甩. 而且我極度懷疑咁撚闊又咁高係咪真係20k 攪得掂
4. 個extension 咁闊仲要度patio door 係差唔多攞到盡, 佢條supporting beam 好撚貴. 我開佢 2/3 闊, 個條beam 都講緊7k+ 連人工. 成個extension 佢無40k+ 係唔洗諗, 我個個細過佢個extension, 齋個extension 都要40k.
5. 佢係做埋loft extension. 個度又係無50k+ 走唔甩.
