如果 簡化個問題
將 樓=財產 咁單方面去睇
先容易d 同 租樓再投資去 比較
我覺得睇蝕 好過睇邊樣賺多d
假設all in投資 你自己蝕得起幾多
頂到幾大嘅風險
頂得大 樓主咪可以 年年aim 10%
但有d人 承受唔起 咪買樓 低風險 博下槓桿 賺一筆
零操作咁去 等塊地/層樓 價值膨脹
長期咁睇 可能跑唔贏 投資 但係永世都緊貼到社會個 大步伐
不過 我認為計埋其他方面, 首置+自住 係唔會輸

當依家600萬 一手樓
你30年後 能夠full pay 係 30年樓齡嘅2手樓定係咩款樓?
同一舊錢, 30年後價值一樣,但係會唔會淨係買到折舊左嘅野
不過計 value 可以係一樣, 個人觀感先影響當中優劣

其實你覺得眾人皆醉我獨醒係無問題,10% 回報我相信唔係剩係得零零聲聲幾個人問你點達到,係好多好多人既問題。你又無俾答案,咁又點討論?P loan 最高大部份都係得月薪12 倍,年期又得5年,點同按揭30年俾?息口都差唔多平一半啦 ,可能你勁搵十萬蚊個月借到百幾萬,但係我真係好少聽過搵十萬蚊個月唔買樓

10%點達到,我已經講左,亦有人同意左呢個方法係work. 但10% 9% 定8%....你仲係覺得係重要?everything is on a relative basis. I am saying , 1.2m initial capital for owning a property, if you can gain 10% annual growth , you can beat the property price rising 4.85% annually in 30years. This case there is no p-loan involved at all.
Why I keep saying 10% isn’t the emphasis... because property price movement is also not sth guaranteed . Then why bother? As long as you have a way /assumption/calculation to justify your actions, that’s fine. 10years ago, if you had money, go ahead and buy it. How abt number, followed by the social events/risk, is it worth buying now? This is the thing I want to discuss . Nevermind... tired of replying this. If you read everything I said, I proved , I explained , but most of you who asked /challenged me, have you read everything mentioned above? Regardless of your decision, Good luck. I am just saying I am not optimistic, 10 years ago when I was in uni I was very positive abt the property market, but I wasn’t born at the right time, I couldn’t afford it. Now? Let’s observe together

你講既social event /risk ,請問如何量化你覺得既跌幅/未來既升幅?如果靠一句-我直覺覺得因為升左10年,之後未來30年就唔升,呢個係唔夠客觀反映事實,只係你主觀想法。你用左假設係基於過去數據去project 將來。你統計左過去30年樓市平均係升4.85%,即係你應該相信未來樓價都係平均升4.85%,如果唔係點做統計去推個projection ? 不如你用excel 計下買樓個leverage 升4.5%同你個120萬每年10% return 之後30年點追到?

我家庭月入~140k 首期唔多得1.5m 左右,我反而而家留意樓市因為兩個原因
1. 投資記錄唔好,成日大上大落
2. 渣住around 1m cash 又唔敢拎哂去投資
如果樓價跌我當可以用埋果1m cash當投資落樓市
你叫我拎哂d 首期去投資,我比人斬死都似

唔知你屋企開支係咪好大 定係睇唔上眼細價樓
話說我識一對3字頭夫婦無小朋友月入十幾萬到依家都未買到樓
一開口就話要買太古城奧運站 依家跌咗啲有8按又話會跌市唔想買

扣哂租金家用水電煤保險,一個月儲得70k到,追唔到樓價
最慘係老婆日日都話想唔撈

有層樓老咗都唔使啲仔女操心幫你租樓
除非你低收入到可以住公屋
公屋都要排返7年

樓根本唔完全可以同投資既資產掛鉤
唔同叫我住喺張股票或者隻fund裡面咩
有自己個竇對於個家庭黎講係幾咁重要

同埋可能你岩既,真係唔想買垃圾樓,所以一直等緊樓爆買d正常單位

呢樣真,我同老婆岩岩係外國番香港,而家兩皮租幫人供緊500ft半新樓,一個b,無請工人,都唔係十分夠位住。(老婆買好多野比個仔,唔係串但新樓500ft同舊樓爭好撚遠)我感覺好大原因係因為無得裝修,d櫃都係求鳩其ikea 最cheap既用住先,用唔盡好多空間。如果有得自己裝修相信會實用好多

你呢個首期 揀到唔少 企理單位
等跌唔係唔好 捉得靚時機實正㗎
但果陣 我買垃圾樓 都大把人話貴
問下自己 幾錢先叫平,跌到幾多先會買
否則只會一直等
