咁聽落似樣. 你要做既野真係好多.

我都數下我間屋做過咩先... 下面全部無計VAT, 亦無計任何家電, 只講裝修工程. 我估我係少你一個loft extension 同我計條數係已經包晒家私. 如果咁講既話, coco 哥佢攪既唔算好貴.

我成個工程最貴係個extension 同個chimney breast removal, 因為呢2part 野會多左要俾new steel beam 做加固. 呢3項野佔左成個工程 1/3 有多既錢. 唔做呢3樣野既話, 我估我咁樣成間屋產起佢起過, 100k 內.

side extension + wall removal between living room and kitchen: 40k
new steel beam + installation: 9k
Chimney breast removal: 5k
1st floor and ground floor leveling: 4k
Roof/underfloor insulation: 3k

呢個好有興趣, 我好少見人玩 smarthome
想預好電制位裝sercurity cam, 全屋智能燈, 吸塵機器人, 車房電門etc 最好係homekit可以控制哂呢d野. 不過未有時間研究 haha..

我其實係香港已經好想玩smart home. 不過香港地方細, 攪呢d 係多餘.

黎到我就可以玩smart home 而係真係有個用途. 我暫時買左既smart home 野有前後花園camera, 門鐘, 大門瑣, 屋內alarm, motion sensor, 屋內所有電燈制, boiler and radiator 溫度調較咁.

其實主要係睇間屋上一手邊個買, 買左幾耐. 間屋係咩EPC rating. 如果間屋好新淨, 個裝修好似new build 咁靚, 但係epc rating 係D 或以下, 即係話佢無係保暖上面做功夫. 到你做埋level 3 survey, 會睇到佢其他野好似水管, gutter, 電線, roof insulation, 屋內水壓夠唔夠 等等有無做過野.

化妝樓通常只會裝修呢幾樣野, 其他多d 咁多都唔會攪.

- 成屋油牆
- 廁所番新但開水喉見到水壓麻麻
- 全屋換晒地板/地氈
- 廚房既廚櫃既門番新左, 你打開個櫃見裡面好似舊既.
- 屋內既門補過油, 但d 門唔係防火門厚度45mm.

做晒上面呢幾樣野, 其實你行入去好似新屋咁既款. 因為你視線內既野都係新.

請問你camera, alarm, 門鐘係用wireless 內置電果種定係已經拉好電線比電?

heating 果part 用hive?

我盡量唔想選擇要換電果種, 雖然方便安同更換, 不過好怕要咁多野keep住要換電叉電. 另外camera 盡量唔想用 cloud storage同mic. 想store d footage 係nas, 不過呢幾年無研究新科技. 遲d如果有機會買到屋再研究 haha..

我連tesla solar roof , powerwall 都有睇 可惜英國全年日照時間太短.

佢地好少覆email. 最好打去直接問佢地. 比佢地知道左你有乜要求,budget建立左比較好既關係之後有時有d未出ad既盤都有機會問下你有無興趣先.

不過隔山買二手樓可能佢地local agent小做呢d, 都費時煩覆你

我係用拉電線個隻, 我唔想換電池. 識人用換電池個d, 如果wifi signal 唔夠好, 佢長期search for signal , 2 week 就無電. 我買既牌子係 Netatmo.

Heating 分左2part 買. Boiler 用Tado smart boiler controller. Radiator 用Eve Thermo. 所有camera storage 上 icloud secure video. 因為d camera 全部support iCloud.

Solor roof 我都睇過, 佢個lifespan + maintenance vs 個cost 係計唔到數. 所以唔攪.

隔山打牛係好難. 除非你有個真係做到野既sourcing agent. 我個人唔會建議咁買. 我一家大細既話, 我會搵sourcing agent 租一年校區先, 個一年慢慢搵屋買.

原來有 icloud secure storage. 即唔需要經佢(Netatmo) server 儲存d片, 感覺安全好多, 之前無留意呢個牌子, 好正wor有埋燈

唔好意思好多問題, 其實點解 boiler 同 radiator 兩樣都要裝smart device?

因為可以玩trigger

你有 homekit temperature sensor 既話, 你可以set 某溫度下, 先開着個boiler (boiler 個Tado smart controller come in to place here), 跟住開著radiator 個smart valve (Eve thermo) 佢衡溫

又或者你set 左時間, 朝早你起身前半個鐘, trigger 個 radiator valve 自己開著佢, 咁你起身個陣間屋已經暖. set 個trigger 夠某一個溫度自己停個smart valve. 夜晚12點後自己熄埋個boiler.

你自已整都加只不過係side extension 都140k。佢rear extension + loft 再加整structure 野同project management,冇300k 落唔到樓。

倫敦價,計埋project management 同VAT。Full extensions (Rear + Loft)係要依個價錢。

所以我覺得大家隔山買牛第四款就千祈唔好。

簽得約佢年收入大過85k 就要報VAT
你唔簽約就睇吓你好唔好彩builder 會唔會放你飛機
所以唔關cash 唔cash 事
不過報唔報VAT係builder 責任

如果係200k 就得我應該已經買左間爛屋
