你本人無係香港買過屋 (香港你無曾經有過名係任何嘅屋), 你係UK 只落你名買, 無你老婆名嘅話, 你算first time buyer.

不過 first home scheme 係london 只可以去指定佢話係first home scheme 嘅屋買. 而且唔可以貴過£420,000. household income 唔可以多過£90000. 即係鼓厲你買屋前最好得一個人做野. 買完屋你老婆先搵野做.

因為上限係£420k 又new build. 所以你都諗到唔會有2房. 全部都係得single bedroom.

呢個問題其實係同你會唔會係香港買家居保險一樣. 無一個準則. 有人會買, 有人無買.

我自己係英國就做齊晒, level 3 survey, 車就全保, 家居都係買左基本保險再額外加content insurance.

當時我問我嘅conveyancer 都係話分開計 as long as 間屋係無曾經買過屋個個人個名. 即係唔可以聯名買. 當時first time buyer 係有stamp duty relief.

1. 買個陣, 2個人個陣全球都無物業係手
2. 老婆全球都無曾經買過樓, 亦無曾經同老公聯名買過樓.
3. 買個陣只可以係老婆個income 做mortgage, 唔可以用household 個income 做mortgage.
4. 成個買賣過程裡面, 完全無老公個名係任何文件會出現.

正常英國人係做唔到, 因為要做mortgage. 不過香港人好多係cash buyer, 就成件事簡單好多.

如果計30% 折扣,即係原價最多可以係600k?
不過如果倫敦冇乜first homes scheme 新盤,都係冇用。

2個問題

1. london 有幾多盤係會有咁嘅價仲要係new build? 我暫時見嘅都係得1 bedroom 為主, 仲要未有樣睇, 都係話未來有.

2. 睇左好多網站, 都係無講佢個個價係咪已經discount 後. 而且好多其他非london 地區, 都係連盤都未有, 就咁話有個陣alert 你.

基於香港人黎呢度, 通常都最少要2房. 即係話你如果諗住係london 用呢個scheme 嘅話係零用途. 係其他city 嘅話, 價錢上黎應該會買到2房. 不過因為new build 嘅原因, 如果佢擺得係first home scheme 嘅話, 一定係遠離市區嘅地方. 好嘅盤都唔會擺係個d scheme 到. 校區就更家唔洗諗.

撇除london 咁難玩 . 以非london 黎計, 佢上限係250k. 當我攞250k 嘅錢出黎, 比我揀買間好隔涉嘅new build, 定係話買近番d 市區嘅舊屋的話, 我會情願買番舊樓. 仲要搵食架囉, 住係老鏈咁遠點攪.

How it works
You can look for new homes in your area that are advertised by developers as part of the First Homes scheme.

Developers offer these homes to first-time buyers with 30% to 50% of the market value taken off the price.

Every home that’s sold is valued by an independent surveyor to make sure the discount is based on actual market value.

The homes cannot cost more than £420,000 in London, or £250,000 anywhere else in England, after the discount has been applied.

You can only sell the home to someone who is eligible to buy a First Home. You must give them the same percentage discount that you got, based on the home’s market value at the time of sale.
