You have to check the local licensing requirements. What you described is HMO. Many councils now require a licence. You can check it on the website. Another point to check is the ownership. Are you renting from the owner, or a rent to rent company. Rent to rent is risky. Renting from the owner directly is much more preferable. It gives you protection.

依個係真確。法律冇要求。除非你係出租單位。當然你可以因為咁同佢講價。

純粹問下，咁其實係咪好平常? 如果自己唔太介意都無乜所謂？

如果將來賣樓會唔會有影響？

通常間屋個屋主跟足情序嘅話, 應該係每年都會搵人check boiler 最少一次. 電/gas就未必年年check, 如果連boiler cert都無嘅話, 即係佢間屋打理好極有限....

除非佢做過rewire，佢應該要俾個certification 證明有rewire。不過就算唔俾你都可以上網check 到。

你個risk 就係個boiler 同electricity 有問題。你可以要求佢做，但佢亦有權唔做。其實出張gas and electricity cert 加埋都係百幾兩百鎊，如果你覺得係buyer market 咪試下bargain叫佢做埋lor。

補充。certification 同 services 兩樣野。cert 唔一定要。services 就建議做。

依個只限佢做過任何electrical installation 包括rewire ，又official 出過certificate 先check 到。唔包EICR testing。

有親戚住Greenford，要讀好公立學校就唔係幾好，治安麻麻地，個人覺得唔好。

但你無細路，近地鐵，freehold house, 行幾分鐘果隻，咁就性價比高，買得過
