保安我都有問 係得門口有 所以佢管理費相對好平

利嘉閣地產元朗區助理分區董事黃永全表示，該行新近促成元朗采葉庭1座低層H室的二手成交個案，單位實用面積約460平方呎，為兩房間隔，座向西北，內園景觀。單位由叫價580萬元減至576萬元易主，微減4萬元，折合實用面積呎價約12,522元。

據悉，原業主於2015年1月，以418萬元購入上述單位。持貨約5年，現轉手帳面獲利約158萬元，物業升值約38%。

黃永全補充，采葉庭本月暫錄約3宗二手成交個案，平均實用面積呎價約12,995元。現時屋苑有約25個放盤提供，入場價由580萬元起。
