想問下如果之前用6折買入左公屋,未補地價
去到加拿大應該點報稅法?
如果我而家搵人去做個估價,份估價會唔會include埋地價係入面?
報稅果時又應該點報?
我係怕到我賣果時,佢個capital gain 係用個補左地價既市值黎計

我唔識補地價嗰部份。 嚟49年, 完全唔知係乜。
揾個物業估價公司評估你物業喺離開香港嗰日既市場價錢。同埋揾出你離開香港嗰日既港幣兌加幣既匯率。
如果嗰估價未計補地價, 最好就喺估價報告都寫明。
當你入境加拿大嗰日, 有兩樣嘢發生。 加拿大稅例會當你以市場價賣晒喺境外(HK etc)所有資產。 不過又同時用市價買返晒所有既資產(包括HK銀行存款,債券,股票etc。)同轉晒加幣。
如果你海外資產總數超過十萬加幣,咁你就要喺嚟加第二年要報T1135. 第一年係exempt既。
如果你有MFP, 最好嚟加拿大前攞晒佢。 因為入咗境之後攞, 就要打稅。 除非你係攞錢當年或明年一百二十日前,將啲MFP roll 入RRSP。 一定要揾銀行或者金融(燕梳公司 etc)幫你。 如果HK要俾稅,你要問會計師可唔可以減少啲稅(foreign tax credit)
